Do you need professional carpet cleaning when you move out?
It depends on your lease. Some leases ask for professional carpet cleaning at move-out, and many simply ask you to return the unit clean, apart from normal wear. Read the cleaning section of your lease and compare the carpet with your move-in checklist and photos before you decide.
We are a cleaning company, not lawyers, so we can’t tell you what your landlord is allowed to charge. If you are not sure, ask your landlord or property manager in writing what they expect for the carpet before you move out, and keep their answer.
Should I hire carpet cleaning before moving out of an apartment?
If the carpet has traffic lanes, spills or pet spots, a professional cleaning before the walkthrough usually makes sense. Rental machines tend to leave more water in the carpet, which slows down drying and can leave a musty smell, and that is the last thing you want on inspection day.
If the carpet already looks the way it did when you moved in, a good vacuum may be all you need. Send us a photo of each room and we’ll tell you honestly if we think a cleaning is worth it.
How much does move out carpet cleaning cost in Los Angeles?
With us, carpet cleaning is $99 for a small room and $139 for a large room. A one-bedroom with a carpeted bedroom and living room comes to $238, and a two-bedroom with two small bedrooms and a large living room comes to $337. If only one small room is carpeted, the $149 minimum applies.
Basic spot treatment is included. Heavy stain or pet odor treatment is $40 more, so a large room with pet odor treatment comes to $179. Can a landlord charge for carpet cleaning in California?
That is a question about your lease and California’s security deposit rules, and we can’t give legal advice. What we can tell you is what helps on the cleaning side: compare the carpet with your move-in photos, take dated photos of every room after the cleaning, and keep them with your lease.
If you have a question about a deduction, the official California guidance on security deposits or a local tenant resource is the right place to ask. If your landlord tells you a professional carpet cleaning is required, tell us when you book so we can plan the visit around your move-out date.
Will carpet cleaning get pet spots out before you move out?
Often it helps a lot, but it depends on how deep the urine went. A cleaning can often improve pet spots, but it can’t undo urine that has soaked into the pad or changed the color of the carpet, and we won’t promise that every stain or odor will disappear.

Do carpet cleaners give you a receipt for your landlord?
If your landlord asks for proof of a professional cleaning, say so when you book and ask the team what paperwork you’ll get for the visit. Keep it together with your lease, your move-in checklist and your after photos.
Photos are your best record either way. Take them once the carpet is dry, in daylight, from the doorway of each room.
When should you book carpet cleaning before moving out?
Book it for after the furniture and boxes are out, so we can reach the whole floor, and before the final walkthrough. Most of our jobs take around 1 to 2 hours of cleaning, and the drying happens after we leave, so book in the morning and leave the carpet time to dry before the inspection.
Your technician will tell you when it is safe to walk on the carpet. Leave the windows open or run a fan or the air conditioning to help it dry, and keep movers and boxes off the clean rooms.
